A very diverse neighbourhood with a large proportion of the demographic being Portuguese and Italian.

Real Estate would be primarily residential with light industrial areas bordering the railway lines. The residential would predominantly be single family semi-detached and some homes would have been converted to multi family residences to accommodate a rental demand.

Due to much of the industrial operations along the railway lines moving out in the 70’s and 80’s many town home, hard/soft lofts and apartment condominiums have been developed and are a large part of the gentrification of this transition neighbourhood. It’s affordability also has created a lot of interest from younger professionals and families who want to live close to the downtown core but yet remain in a largely residential and family friendly neighbourhood.

The Brownstones on the Park Townhomes and the Upside Down Condominiums are some of these newer developments in the area.

Boundaries:

St. Clair Avenue to the north,

The CNR / CPR Railway line to the west.

The CPR East West Railway to the south.

Lansdowne Avenue to the East.

 

 

Carleton and Davenport Village Neighbourhood History:

According to one source, the settlers into the area were European and resided close to what we know today as the intersection of St. Clair and Old Weston Road. This village became known as Carleton Village and was established in the later 1840’s.

Davenport Village came about due to a railway line, which Northern Railway built in the 1860’s running along Davenport Road just slightly to the south. A village grew around one of the stations built along the line.

Today, various sources construe different borders for Davenport and Carleton Villages and I believe it’s due to the fact that in 1889 several of these smaller villages merged together, including the Village of West Junction. They became what was then known as the town of “West Toronto”. Then in the earlier duration of the 20th Century, during annexation of Toronto, these villages joined what we know today as the City of Toronto.

Politically the electoral district falls under the name of Davenport.

Who’s Buying in Carleton and Davenport Village:

Younger families starting out and professionals who work downtown are being attracted to this neighbourhood for it’s largely residential feel whist being so close to the downtown core. Many first time buyers, investors and downsizing retirees are interested in the many newer townhomes and condominium apartments being developed in the area.

 

Parks and Recreation:

1. Earlscourt Park has 31 acres of parkland with outdoor skating / hockey rink, wading pool, playground and sports fields. It also has a ball diamond, community centre and dressing rooms.

2. Wadsworth Park

Transportation:

The 512 St. Clair Streetcar runs east west along St. Clair.

Running east-west along Davenport is the 127 Davenport Bus which runs to Old Weston Road / St Clair and to the Spadina Subway station on the Bloor-Danforth line.

 

Running north-south along Lansdowne, is the 47 Lansdowne Bus between the Lansdowne Subway Station and the Spadina-York Subway Station.

 

Also running east-west is the 26 Dupont Bus. This will take east bound towards the Junction and east bound into the heart of the city and links with the University–Spadina Subway line.

 

The rail path is a great way to get from area all the way down to the base of Sterling Avenue on your bike or on foot. Other than nice long weekend strolls with the family it’s great for those commuters heading downtown and wanting to avoid the traffic during the week.

 

Driving access is ideal from this west end Toronto area, just head north on Keele from St. Clair and in minutes you can be on the 401 Highway via the Black Creek Drive.

 

Shopping and Restaurants:

The Local St Clair Gardens Business Improvement Area is very proactive in generating interest in this transition neighbourhood.

Many clothing stores, casual and formal, as well as smaller restaurants line St.Clair. Just a short distance west on St. Clair and you have access to the mall at St. Clair and Keele with everything from Rona / Home Depot, Metro and LCBO to name a few.

Close by are the Galleria Mall and the Dufferin Mall.
